APPLICATION ACKNOWLEDGMENT

We have implemented the following tenant application criteria based on that set forth by the US Department of Housing and Urban Development.

Applicants acknowledge that your application approval is contingent upon meeting eligibility requirements, described below, for an apartment at Perrywood Apartments, Gustin Flats, Row on Reed, Providence Lane or Schoolyard Row. Furthermore, you acknowledge that Perrywood Apartments, Gustin Flats, Row on Reed, Providence Lane and Schoolyard Row will review each application on an individual basis and applicants will be asked to provide additional information, if needed. We reserve the right to reject an application for rental for any one, or combination, of the items below:

– Past rental history

Unable to verify past rental history
Failure to provide rental or other housing history
Unacceptable current or past rental history
Past due rent at current or past rental

– Income/Credit:

Failure to provide proof of employment
Failure to provide proof of income
Unacceptable credit history and/or score less than 520
Insufficient income level, minimum 2.5x rent rate income
Unsatisfied/open collection accounts

– Criminal:

Background check showing criminal activity, including, but not limited to:
- Controlled substances
- Physical violence
- Any other act that could be construed as harmful or threatening to neighboring tenants

– Other:

Failure to provide information requested in the application
Providing false information in the application
Unacceptable behavior during application process. Includes, but not limited to:
- Abusive or threatening language or acts towards management
- Abusive or threatening language or acts toward tenants
- Intoxication while with management
